New Member to Join the DayBreak Group of Companies


DayBreak Luxury Homes is growing and continuing to assist our clients in selling their luxury homes.  With this growth DayBreak has added a new member.  DayBreak Luxury Homes welcomes Gladys Giron as the groups Executive Assistant.

Our newest member, Gladys, began her Real Estate career in 2007.  As a new member of the DayBreak group Gladys brings to the team the skills in representing buyers in purchasing their dream home, assisting sellers in selling their homes as short sales and in leasing, and extensive skills in compliance and transaction management. 

Gladys received her Bachelor of Science in Civil Engineering from Cal Poly Pomona and has implemented this experience in Real Estate.  In Engineering the percent of error has to be minimal if even present.  This practice is a skill that Gladys brings to the DayBreak Group of Corporations.  In assisting our clients, Gladys will oversee the process in ensuring that our clients are happy and treated with honesty with minimal to no error. 

Her employment history consisted of being an Academic Advisor for USC and Cal Poly Pomona.  This is where Gladys discovered her passion to assist people.  She thought it was very important that students obtained internships in Engineering to confirm that they would truly be happy in their career path.  Today Gladys brings to DayBreak the passion of helping our clients buy and sell. The DayBreak Luxury Home Group is proud to welcome Gladys Giron to our group as our newest member.

Luxurious Home Sold in the Carriage Estates

A Luxurious Home in the Carriage Estates, Rancho Cucamonga has been SOLD by the DayBreak Luxury Homes!



With a little pizzazz from the DayBreak Group another luxurious home in the Carriage Estates of Rancho Cucamonga has been sold. Our wonderful clients, The Calagna’s, had wonderful things to say about their experience in working with the DayBreak Luxury Home division. Please watch their testimonial on our YouTube channel.

Income Tax Deadlines

Deadline to file individual tax returns (Form 1040, 1040A, or 1040EZ) or to request an Automatic Extension (Form 4868) for the year 2012. An extension provides an extra six months to file your return. Payment of the tax is still due by April 15th. You can submit payment for tax along with the extension form.
Last day to make a contribution to traditional IRA, Roth IRA, Health Savings Account, SEP-IRA or solo 401(k)for the 2012 tax year. (However, if you get an extension, you will have until October 15th to fund a SEP-IRA or solo 401(k).)

Short Sale Laws that Favor Home Sellers in California in 2013

Short Sale Information and Favorable Laws for California Homeowners
Short Sale Related Laws you should know about as a homeowner
First Mortgage: SB 931 Deficiency Waiver on Short Sales
Second Mortgages: SB 458 Release of Liability on Short Sales in California

               

SB 931- When the First mortgage holder of your loan accepts full payment and satisfaction of all your outstanding first loan from the successful completion of the sale of your home, your lender is prevented from pursuing a deficiency against you even after a short sale. This is great news! What this means to you as a homeowner in California is that this releases you from further liability (deficiency) when the bank accepts and approves your short sale. Click here to read more information on SB 931 and see how this may apply to your individual situation. At any rate, whenever you are negotiating a short sale, it would still be beneficial to have your real estate agent ask for the lender to issue a short sale approval letter with the verbiage indicating a waiver of future deficiency and no promissory note. Effective as of July 15, 2011, California homeowners who sell their homes through a short sale and who have subordinate loans such as home equity line of credit (HELOC) or fixed secondary mortgages, are now extended the protection against deficiency. This means that if your second lender agrees to the short sale, your lender must accept the proceeds from the short sale as a payment in full of the outstanding balance of the loans. This means that if you are a homeowner in California who sells your home in a short sale that the bank has approved, you will be released from liability (deficiency) not only on your first mortgage (SB 931) but also on your second mortgage under SB 458 in the event that the bank accepts and approves the short sale event. Receiving short sale approval is not enough, you would have to complete the short sale.
