Greening Your Home Before Selling

GREENING YOUR HOME BEFORE SELLING


As you prepare to sell your home you may want to consider how to increase the selling potential so that you can obtain the best market value for your home.  Greening your home before selling is a wonderful way to begin.  With energy costs rising rapidly buyers are looking for ways to put more money towards the house purchase price and less into the day to day cost. 

Here are some quick and simple ways improve your home's energy efficiency and begin the process of greening your home.

  1. Light: Light is a huge factor in every home.  We might remember that growing up our parents would always tell us to turn of the lights and now we tell our children to turn of the lights.  For some reason the lights are always on, so here is the quick fix.  Replacing the style of light bulb is a great way to green your home.  Consider installing compact fluorescent light bulbs (CFLs) and light-emitting diode (LED) bulbs instead of standard bulbs. 
  2. Appliances: Ten years ago we didn't have as many choices in our energy efficiency appliances.  If your appliances are more than 10 years old you might want to consider replacing the appliances with ENERGY STAR ones.  The stove/oven, dishwasher and microwave typically remain with the sell of the home.  Consider the size and the energy rating when replacing.  Larger appliances consume more enery.  For your day to day cooking consider using a toaster oven versus the regular oven.
  3. Paint:  A new paint job is a quick fix when selling a home.  When repainting the home consider using paints and stains with no/low volatile organic compounds (VOCs).  VOC's emit harmful gasses into the air which can impact your health and the environment.  In eliminating or reducing the harmful gasses you can make your home healthier and definitely a step in greening your home.
  4. Water: The best place to begin conserving water and greening your home is the bathroom.  Here we find leaky faucets and toilets.  A leaky toilet can waste up to 600 gallons of water a month.  Consider installing faucet and shower head aerators.  Aerators can reduce the standard flow without sacrificing performance.  What about a new toilet? Toilets pre-1992 can use up to 7 gallons per flush.  New toilets use less than 1.5 gallons per flush. 
Greening your home will take a while to complete but the quick fix ideas listed above will help a buyer feel like your home has a step ahead in the right direction.  More people are going "green" and are looking for homes that will meet thier goals.  We must remember that we must also be competitive to new home builders who are building green homes and certified energy efficient.
